We are a small boutique Adult Only accommodation situated on private property. In order to ensure that all guests staying onsite have a pleasurable experience we have implemented the following policies. Please ensure that you read through them to avoid any misunderstandings. ARRIVAL & DEPARTURE 

Check-in times are from 2:30 pm to 7:00pm (after hours check-in by prior arrangement)
Check-out time is by 10:30 am on day of departure
Where possible please message us with approximate check-in time so that we can make the check-in process as quick as possible for you.

By booking accommodation you agree to the following terms and conditions:

1: MINIMUM AGE 18
We are an adult only accommodation. We are unable to accommodate babies or children. 

2: ONLY REGISTERED GUESTS ALLOWED
We are a private accommodation venue. Only registered guests are allowed on the property. Please refrain from inviting friends or family to visit you onsite. 

3: OCCUPANCY IS STICTLY Maximum 2 PERSONS per Studio
We do not allow additional guests to stay in rooms. Please do not try and sneak additional guests onto the property as you will all be asked to vacate the premises immediately. We are a council registered accommodation for 2 persons per studio only. For safety and security purposes CCTV monitors all access and entry to our property. 

4: NO SMOKING or VAPING
We are a non-smoking property.  If the room is deemed unsaleable on the day of departure due to tobacco or vaping product odour a cleaning fee of $295 will be charged. 

5: NO PETS

6: NO PORTABLE HOTPLATES, WOKS, COOKTOPS, BBQ OR OTHER COOKING APPLIANCES ALLOWED INSIDE ROOM or on DECK
All of our rooms are fitted with kitchenettes only - we provide a small fridge and microwave (for reheating of food/beverages only). Rooms are not fitted with exhaust rangehoods and hence cooking in rooms is strictly prohibited. 

7: NO FISHING EQUIPMENT OR BAIT 
Fishing equipment and bait are not permitted inside rooms due to lingering odours. These items are not to be placed in the fridge/freezer or rubbish bins in the rooms either. If the room is deemed unsaleable on the day of departure due to odours, an additional days full rate will be charged. 

8: NO CLEANING OF FISH, SHELLFISH OR SEAFOOD INSIDE ROOMS
Due to lingering odours we do not allow the cleaning of fish or shellfish/seafood (prawns, oysters etc) in the rooms. These items are not to be placed in the fridge/freezer or rubbish bins in the rooms either. If the room is deemed unsaleable on the day of departure due to odours, an additional days full rate will be charged. 

9: ELECTRIC SCOOTERS, BIKES & OUTDOOR EQUIPMENT ARE NOT PERMITTED INSIDE ROOMS
Please enquire if you require use of an external power point or overnight charging for your device. 

10: NO PARTIES, EVENTS OR GROUP GATHERINGS 
We do not permit parties, events or group gatherings onsite. 

11: QUIET TIME
Out of consideration for other guests (and our neighbours) designated quiet time is between 10:00pm and 7:00am

12: DAMAGE
We reserve the right to charge for any damages caused through the course of the booking by any member of the booking party. This includes breakages, spills, stains, damage to furniture or fixtures and fittings. Any "accidents" should be reported as soon as possible in order to minimise damage and associated costs. 

13: SPRAY TAN and FAKE TAN
Please note that the use of these applications may permanently stain linen and upholstery. We reserve the right to refuse bookings from guests that use these applications and any damages will be charged at full replacement costs. 

14: LOST KEYS
Lost keys will incur a replacement charge of $80 per key.  

15: ONSITE PARKING - 1 BAY PER STUDIO
Designated parking bays are situated at the rear of property - 1 parking spot is allocated to each studio. We are unable to accommodate additional vehicles, trailers, boats, caravans or campervans etc.  

16. We reserve the right to request guests that engage in misconduct to vacate the premises

17: DIETARY REQUESTS
Please ensure that you provide us with at least 48 hours prior notice of any specific dietary requirements such as vegan, gluten free, lactose free etc.
